За последние 12 месяцев цены на недвижимость в Великобритании выросли и теперь рост перевалил 10% (указано 10,5%) за год. Так что, спад закончился? Еще в ирл новостях недавно проскочило, что количество желающих приобрести жилье за год увеличилось, И если год назад на депозит собственных денег было не у многих, то сейчас у большинства есть СОБСТВЕННЫЕ СРЕДСТВА на оплату депозита. |

Немалую роль скорее всего здесь сыграла девальвация фунта. т.е. уже на 10% больше британских бумажек требуется отдать за покупку домика. Вопрос только на сколько упала реальная стоимость британских бумажек? Хотя это глобальный процесс и еврик и доллар там же.

В Ирландии строилось на 1000 жителей раз в 5-6 больше жилья, чем на 1000 жителей в ЮК. Вот почему тут такой переизбыток наверное.

Весьма спорное утверждение.
Резкий и сильный рост цен позволил бы тысячам "инвесторов" выбраться из негативного эквити, например. За это не переживайте, когда придет время, ставки пойдут вверх и без роста цен. |

The revival of prices was greatest in London and the South East, encouraged by buyers attracted by lower prices and attractive borrowing rates, who were chasing a limited supply of good quality properties for sale. The building society said that house prices in the UK had risen by 10.5% in the year to the end of April. Prices rose by 1% in April to push the cost of the average home to £167,802. However, the Nationwide predicted that the past year's surge in prices would tail off later this year, with sellers starting to outnumber buyers. "There has recently been evidence of a slight shift in the supply-demand balance," said Martin Gahbauer, the Nationwide's chief economist. "While the recovery in new buyer enquiries at estate agent offices appears to have petered out, the last few months have seen an increase in the level of new instructions from sellers. "All else equal, this should lead to a gradual flattening out of the recent upward price momentum," he said. Despite the revival in prices, which has taken many commentators by surprise, activity in the property market is still relatively subdued. This has been due to the enforced rationing of mortgage funds provoked by the credit crunch and the banking crisis that started in 2007. This means the average first-time buyer still has to put down a 25% deposit to secure a mortage. The most recent figures from HM Revenue & Customs (HMRC) showed that completed sales in the UK jumped by 22% in March from the month before to 72,000. However, apart from last year, that was the lowest March figure since the HMRC's current records started in 1978. "The strong rebound in house prices over the last year has taken place within the context of a subdued mortgage market, with the number of mortgage advances across the industry still well down on pre-crisis 'norms'," Mr Gahbauer said. По графику видно что что то там увеличилос на 25% за год! Значит график не роста цен! Скорее всего ета новост СФАБРИКОВАНА. Увеличилис продази на 22% пишут, да но если они били нулевими.

RICS says there is a long history of poor housing conditions. In 1980, the country had the lowest number of dwellings per thousand inhabitants in the old EU. It still has worse housing conditions than other countries with similar living standards, despite the recent building boom, with floor areas per person of around a fifth less than the Western European average. Household size is also relatively high at 2.94 persons in 2002, though it had improved from 3.34 in 1991. Undoubtedly, the historic lack of dwellings was a root cause of the recent long housing boom, the report says. The strength and extent of that property boom means that the country has the youngest average age of dwellings in the EU. Overall, the construction industry contributed almost a quarter of GNP at the peak of the building boom, much of it from housebuilding and other housing activities, such as repair and refurbishment. RICS says the structure of dwelling types is unusual for the EU in that there are very few apartments and multi-occupancy structures. A large number of dwellings (45%) are detached houses (frequently single-storey bungalows); a further 29% are semi-detached; and 23% are terraced. Only around 3% of dwellings are apartments, though in Dublin a far higher share are bed-sits or apartments (14% of dwellings). Over three-quarters of new housing consists of the bungalow, detached and semi-detached types, with around a fifth being apartments. RICS says the general type of housing built is land intensive and standardised in form. This leads to spread-out suburbs, both around Dublin and in other growth areas further afield. This urban form gives rise to long commuting journeys on a frequently overstretched infrastructure network. Land supply constraints near the major cities have been encouraging spread out development and reports have called for a more economically and environmentally sustainable living pattern. RICS cites a report by the UK’s Policy Exchange think tank, which has argued that the Irish planning system creates too many ‘starter homes’, of often mediocre quality on monotonous estates, and allows insufficient quantities of larger, better quality properties. The lack of better properties has fuelled house price inflation, it argues, so that the high headline housebuilding figures give a misleading picture of the true supply situation.
